Building Inspections

A good pre - purchase agreement makes buying or selling a house easier.  Purchasers are not necessarily concerned about a little cost of repair, but they often have a fear of the unknown.

Our building consultants are trade certified in multiple disciplines and are well qualified to assess and advise on all aspects of weather tightness and/or cladding and structure.

If needed your inspector can include estimate costs of repairs for any identified issues in your building report.  Only an experienced professional with current building experience can offer this and it can be of great benefit as often repairs are not as expensive as feared.

Your home inspection has the added advantage of following an exacting process in accordance with NZS 4306:2005. Many of these have only been developed in recent times in response to issues with weather tightness in the building industry and the Christchurch disaster.

WE ENCOURAGE YOU TO ATTEND THE HOME INSPECTION. By attending, you will learn first hand about how the various components and systems of the house work together to create a safe and secure shelter for your family and we can provide an ongoing maintenance plan.

All Award Inspections include FREE Moisture Testing.

FAQs

WHAT IS A HOME INSPECTION

We follow stringent guidelines and Professional Inspection Standards.  Our inspector typically spends 1 – 3 hours carrying out a visual, functional and operational inspection of the structural and mechanical components of the home. The inspection generally includes an evaluation of the grounds, foundation, structure, attic, roof, plumbing, electrical, heating, air conditioning, appliances, etc. Additional services include items such as pools, spa pools, minor dwellings etc. A detailed report written in language that you can understand will be delivered within 48-72 hours. A verbal consultation is a part of the inspection process, and we are also available for additional consultation.

WHO SHOULD ATTEND THE INSPECTION?

WE ENCOURAGE YOU TO ATTEND THE HOME INSPECTION. By attending, you will learn firsthand how the various components of the house work together to create a safe and secure shelter for you and your family and where repairs may be done to make it even better.

IF THE HOUSE TURNS OUT TO BE IN GOOD CONDITION, WAS THE COST OF THE INSPECTION JUSTIFIED?

Yes! Now you can go forward with the purchase of your home with confidence and with peace of mind. You will also have a better understanding of your home and how best to schedule and budget any future repairs or renovations. The inspector’s written report will prove invaluable in planning and working with contractors and vendors.

CAN’T I DO IT MYSELF?

Even the most experienced home owner lacks the expertise and knowledge of a professional home inspector who has inspected hundreds of homes in their career. An inspector is familiar with the many elements of home construction, their proper installation and maintenance as well as council requirements. Above all, most buyers find it hard to remain objective and unemotional about a house they really want, and this can affect their judgment. For the most accurate information, it is best to obtain an impartial third-party opinion from an expert in the field of home inspection.
